What time is check-in and check-out?
Check-in is from 14:00 to 21:00. Please let us know your expected arrival time in advance. Check-out is by 10:00 (departures may be from 06:30 if you need an early start).
If you expect to arrive after 21:00, please contact us as early as possible — late arrivals may be possible by prior arrangement. If you’d like to request an early check-in or late check-out, you can add a special request, but requests cannot be guaranteed.
How is a booking confirmed?
Your booking is confirmed once you have received written confirmation (email) from us or from our booking system. Please check all booking details carefully (dates, suite, number of people).
Let us know as soon as possible if anything needs correcting.
What’s the maximum occupancy?
Maximum occupancy across the property is 6 people at any time.
Each suite is intended for a maximum of 2 people, and only the people included on the booking may stay overnight.
How do I book multiple suites (or all three)?
If you’d like to book more than one suite, select your dates under Book your stay, then choose the suite(s) you’d like where availability allows.
If you’re booking two suites or all three (for example, for a wedding weekend), you can also enquire with your dates and preferred suite set-up — we’ll confirm the best configuration and availability.
Is breakfast included?
Yes. A complimentary continental-style breakfast is delivered to your suite at a time you choose.
Is Pannells Ash adult-only?
Yes. Pannells Ash is designed as a calm, adult-only countryside stay. We regret we cannot accommodate children or infants. Cots and extra beds are not available.
Are pets allowed?
No pets. (As much as we love animals, we have our own labrador who lives on the property.)
What is the smoking policy?
Smoking is permitted only in designated outdoor areas. All suites are strictly non-smoking and fitted with sensitive smoke detectors. Please ask on arrival if you’re unsure where.
If this rule is not complied with, we reserve the right to apply a £75 surcharge.
Do you allow parties, events, or hen/stag bookings?
Parties/events are not permitted, and we do not host hen, stag or similar parties.
Wedding stays are very welcome — we simply ask that you help us keep the courtyard peaceful, especially on late returns.
What is the hot tub policy?
The hot tub is an optional add-on and must be booked at least 48 hours in advance, subject to availability.
When booked, it is for exclusive use for your evening slot (currently 18:00–22:00), so you won’t be sharing.
Cost: please enquire at the time of booking. The champagne shown in photos is not included — you’re welcome to bring your own and we can provide an ice bucket and glasses.
Is there a kitchen I can use?
Yes. The shared guest kitchen is available for all three suites to use. Please leave shared spaces as you found them, and be considerate of other people staying on site.
What’s the parking arrangement?
One parking space per suite is provided adjacent to the driveway. Please do not park within the courtyard.
Vehicles are parked at the owner’s risk and we cannot accept liability for damage to vehicles or loss from vehicles.
What about quiet enjoyment / neighbours?
We share the main driveway with our neighbours at Pannells Ash Farm. Please respect their right to quiet enjoyment and access, particularly on late returns.
Is the accommodation accessible?
All suites are located on the ground floor. If you have specific access requirements, please enquire before booking so we can advise.
What happens if there is damage or breakages?
You are responsible for any damage or breakage caused by you or any member of your party.
Please let us know as soon as possible if something is damaged — most issues are easy to resolve when we know in time. We reserve the right to charge for damage and any losses incurred.
What is your cancellation policy?
You may cancel free of charge up to 7 days prior to your arrival date. If you cancel within 7 days of arrival, you may be charged the total price of the reservation.
If we are able to re-let the accommodation for those dates, no charge will apply.
What payment methods do you accept?
We accept Visa, Mastercard and American Express.
When is payment required?
Payment is taken on arrival, at check-in.
